Our robust inventories provide a comprehensive record of the property's contents and condition, ensuring clarity at the start of the tenancy. We meticulously document each item, including description, quantity, state of cleanliness and condition, along with high-quality date-stamped photographs for added accuracy. We incorporate meter readings and a dedicated health and safety section which details the presence and functionality of smoke and carbon monoxide detectors, ensuring your property meets all safety regulations in accordance with current saftey regulations which were updated in 2022. If there are any issues with these alarms we immediately notify the client who can seek to remedy prior to tenancy start. Our inventories also include a separate schedule of cleaning, providing a clear assessment of the property's cleanliness upon move-in, which we use as a comparison at check-out.

Check-In Inspections- Initiating a smooth tenancy with comprehensive inventory check-in reports
At the outset of the tenancy, we enable a smooth and transparent process with our meticulous inventory check-in reports. Our experienced inventory specialists meet with the tenant at the premises to thoroughly review and agree upon the contents of the inventory. This includes carefully agreeing each item, its description, quantity, cleanliness and condition. Additionally, we verify meter readings with associated photographs, ensuring accuracy from the start. For added safety, we test all alarms and detectors, ensuring they are in proper working order. The report is signed by both the tenant and inventory clerk to confirm safety and status of the property at tenancy start. Finally, we record and photograph all keys issued to the tenant and obtain signatures, guaranteeing a clear record of keys for ease at check-out.
Mini check-Ins: We meet the tenants at the property, issue keys and agree meter readings, and obtain signatures agreeing to these details.

Ensuring ongoing property maintenance with mid-term reports
Throughout the tenancy, we offer regular property inspections, providing detailed interim reports that assess the property's upkeep and identify any potential maintenance concerns. Our experienced inventory specialists carefully examine various aspects of the property and report:
Occupancy compliance: We verify that the number of occupants aligns with the tenancy agreement, ensuring the property is not over-occupied and possibly in breach of the lease.
Smoking and pet restrictions: We inspect for any signs of smoking or unauthorised pets, which may be in breach of lease clauses.
Ventilation and condensation issues: We identify any condensation issue which could lead to mould growth and subsequent deterioration to decoration or, in time, the fabric of the property.
Roof and guttering: These are inspected at ground level for any obvious signs of damaged, missing or slipped tiles. We also inspect guttering for any vegetation or obvious signs of leaking, which could lead to deterioration to the fabric of the property over time.
By conducting these thorough interim inspections, we proactively address any emerging maintenance issues (both tenant and landlord issues) and safeguard both the property's condition and the well-being of its occupants.

Thorough check-out reports for a smooth transition
Upon the tenants' departure, we conduct a check-out inspection to compare the property's condition and cleanliness against the original inventory. Our experienced inventory specialists meet with the tenant at the property (or carry out the inspection in their absence) to ensure a comprehensive assessment.
During the check-out inspection, we carefully compare the current state of the property to the detailed descriptions and photographs documented in the original inventory. Any discrepancies, including cleaning issues, are recorded and accompanied by high-quality photographs for clear documentation. Additionally, we verify meter readings and collect all keys returned by the outgoing tenant, ensuring a complete record of the property at handover.
